The Scope of Works
Built in 1966, Tipton House is a sheltered housing block of circa 120 flats on 17 floors with communal areas including a lounge, laundry room and garden.
The works involved both upgrading and replacing a mixture of new LED lighting to 211 fittings. Comserv was also contracted to upgrade the communal area lighting with a full electrical test to identify the areas that were of critical importance.
Additionally, it was necessary to remove and replace the suspended ceiling on the ground floor communal area to enable the existing electrical cables to be identified and secured using metallic fixings to prevent collapse in prevent of a fire.
The works were carried out on the ground floor first due to the other building work that needed to be completed in this area including painting and decorating. Our Electricians then worked on a corridor at a time up to the 17th Floor. The last phase of the project was to upgrade the external lighting.
The works were completed on time, in budget and in line with the project programme.
Additionally, our Site Supervisor had on-site discussions with our Client and the Residents and we agreed to install a light on their dartboard in the communal area along with installing table in the laundry room for Residents to fold their laundry on. We also noted that the handle on the laundry room door was inconvenient so we removed this and fitted a self-closing door.
We also installed a fire rated notice boards in the communal area along with a wall plate opposite the lift for the protection of the decoration from prams and mobility scooters.
